Who is Stan Powell?

Stan PowellRaised in Virginia in a small rural community with bloodlines dating back almost to the first families, his parents were merchants running a country store while the family lived on the second level.  More athlete than student, he was President of the Student Body with credible enough grades to attend and graduate from VA Tech and obtain a Masters’ degree from VCU.

Always seeking the unanswerable, he majored in Sociology and filled every elective with Philosophy and Religion.  His mother taught him kindness, forgiveness, and compassion; his father and VA Tech taught him to strive for excellence.  Counseling was a perfect fit after college.  And he completed a 25 year career in parole and probation.  Interspersed through those years came two elected terms to the Board of Supervisor’s and numerous other appointments to county boards and commissions.

With his counseling skills and years of planning, zoning, and water and sewer supervision while in elected office, a change real estate seemed a good fit.  And with having a home at Wintergreen for over 20 years, the mountains were where he wanted to be.  Stan brings the same level of caring and commitment to real estate that he has to all he has done in his life.  He is eager to help in any way and to be guided by the principles he has lived by his entire life.

 

How I Do It

The initial contact is a critical part of starting the process.  Since this is one of the most important decisions you will make, I work through a series of stages that are low key and low pressure.  After the initial call or email, I schedule a mutually agreed upon date where we can clarify your interest and do an exploratory search, mainly to solidify your interest, establish where you would like to be, and get an insider’s sense of Wintergreen and most importantly what is a good value and what that means for the market.  After which, it is your turn to think about the day and decide if Wintergreen or Stoney Creek is the place for you and your family.  Then we can better identify price points, home or condo, or homesite.  And I will work to find the best fit.

"Firstly, I was thrust into a market that heretofore was unfathomable.  Prices were rising geometrically and there were times of three or four offers on the same property the same weekend.  Though my head told me this cannot continue, my naivety told me we were so undervalued that this was a case of the market correcting itself.  And this continued until late 2005 and mid 2006. 

This proved to be a good learning curve thanks to my association with Wintergreen dating back over 20 years.  My love for the Blue Ridge Mountains dates back to my childhood, and my early experience with Wintergreen only strengthened that love and gave me the pleasure to share it with my children and to build life memories that I will carry with me forever.

The first hikes, my son teaching me to climb, watching weather patterns unique to the Blue Ridge, and watching an ecosystem change and become more beautiful with each season continued to bring me back time and again.  Stress was replaced with calm and the answers I though were unanswerable seemed to lie somewhere in the uniqueness and splendor of what God created.

The market has long since changed to something more fundamentally sustainable, but my love and passion for what I do continues to grow.  Expert is so over used, but I have been a student of Wintergreen and Stoney Creek Real Estate now for over 20 years and our firm members over 200 years.  I operate on three basic principles: value first, potential for appreciation, and marketability.  A property must have all three for me to recommend it, and it has to be the best fit possible for my client.  I specialize in home sites and new construction, but spend all my time leaning the idiosyncrasies of each neighborhood and each of the condo associations.  I do multiple and redundant inspections, and take all steps humanly possible to make sure no one has a surprise assessment or unanticipated problem with their home.
