Snow making has begun, and the conditions look favorable until the weekend when it calling for rain. But then again storms systems move, and we may continue with dry cold which would be perfect. Wintergreen was just named the most popular ski resort search on AOL. It rated about the Western Resorts and all the other Eastern Resorts, only lagging slightly behind my new web site. As most of you are aware, a good ski season is critical for the resort's success so dig out your skis and snowboards and enjoy. It is a perfect way to build family memories that last a lifetime. My memories since I was more of a golfer were of driving my kids to the slopes at 8:00 AM and then picking them up several times a day in the cold and at 11:00 PM at night.
The market remains pretty much at a standstill with 7 attached homes listed on the mountain, 85 condos, 56 detached, and 104 lots. Stoney Creek has listed 4 attached homes, 36 detached, and 60 lots. This month so far 2 lots were sold on the mountain and one in Stoney Creek; Two condos were sold on the mountain, 4 detached homes, and 2 lots. Three homes were sold in Stoney Creek and one lot, for a total sales for the month of 12. Carry this out for the year and subtract the practicing Realtors by 90%, and it looks pretty darn good. Otherwise, the market is as it is in so many other places but has become a consumer confidence issue, more than a sub-prime, and many trying to pick the bottom.
Based on what I see in the market and that is selling prices, not listing prices, now seems to be a good time to at least begin the search. I know this sounds self serving, but I also see a lot of value in the market and I love value.
The Mountain Office opens today with a Grand Opening all invited on the 28th of December. I was hoping to be placed in the mountain office but for reasons I accept but don't fully understand I will remain in the Valley office or elsewhere. It should be spectacular and will be staffed by Tim Merrick and Mark McGowan. Other agents can of course visit and use the facilities. Now is the time for me to stop, as sometimes I am misunderstood.
