Stan's Market Report \ February 8, 2008

Dear friends,

Where to begin?  Most of the time it just hits me like a wave of consciousness, but today I am having to think which is dangerous.  There is a positive and that is that not only has the activity improved since mid-January so have sales in progress and properties under contract. There is still a large number of listings providing potential good choices in all property categories. 

Winter has never been "my time" so skiing aside I am eagerly awaiting spring.  So if there are some voids in your weekend schedule, I am sure you will find me in our Mountain Office for lively discussions of art, the meaning of life, politics, and the market. 

Interest rates are becoming very attractive which might explain part of the upturn; the rest I am reasonably convinced is because of my presence in the Mountain Office.  Unless this is a short term aberration, that I don't see, this could be a very good year indeed.  There seems to be a lot more positive responses that now is the time and the conditions are right. 

I actually see permanent homes, from what I watch at Old Trail and Central Virginia, as being a little behind Wintergreen and Stoney Creek, with perhaps a bit more price depreciation. 

There should be a few more weeks of ski season; then spring is always a great time to start hiking, golf, and tennis.  I love the mountains so and enjoy as much as anything watching the new seasons and anxiously awaiting the coming of the next.

Caught Matthew about 10 minutes away from completing a gmail account application at after-school.  He and I can learn to spell together.   I am looking forward to my Blackberry arriving soon so I will always be in touch, not that I am ever hard to find.
