Stan's Market Report \ May 30, 2009

Dear friends,

As some of you realize, a newsletter was not sent last month.  There seemed to be no news fit to print that month, to borrow an old newspaper saying. 

The market is still very slow with sales mirroring most markets and some price deflation throughout all areas of the market.  So far this year as reflected in the CAAR MLS, 11 homes and 11 condos and attached homes have been sold on the Mountain with only 3 homes in  Stoney Creek.  Only 2 home sites have been sold on the Mountain and 1 in Stoney Creek. 

Members and non-members alike should read closely the WPOA Newsletter which can be found on line as it includes information from the WPI Board adding restrictions for non-members in the use of some facilities.  I should not interject my own feelings here, but in the use of the Wintergarden I think the WPI Board made a mistake.

Certainly, WPI owns the facilities and can restrict them as they see fit, but it takes both members and non-members to make Wintergreen work.  And, this seems to run counter to the interplay of both in making Wintergreen a success.  It is, I think, too simplistic with changing demographics and the economy to believe that restricting the use of facilities will encourage membership.  As someone who has been both a member and non-member, I have always believed each has it's purpose and should be appreciated for the role they play in the success of the community.
