Stan's Market Report \ July 24, 2008

Dear friends,

Today is the most beautiful day with moderate temperatures and low humidity.  Had I not lived in Virginia for so long, I would think summer is winding down.

The last month to six weeks has been a good one for the market here with both increases in sales and activity.  Too soon to call the buyer's market over but certainly encouraging.  Year to date statistics show 51 condos, detached, and attached homes sold since the first of the year.  Stoney Creek still is lagging behind with 6 homes sold.  Home sites are still a bit slow, in part due to financing constraints, with 8 sold on the Mountain and 2 in Stoney Creek.

I received a contract on my last detached home listing and now need detached home listings in both Wintergreen and Stoney Creek.  Pricing is still key, but now may be that time.

I feel really good about my return to the Valley office though I am still on the mountain several times a week and have been enjoying my open houses and plan to continue those on a regular basis.  If you see my sign, please stop by. It is always good to see everyone.

Even though I am in the Valley Office or my Home Office a lot of the time, I am still available to take care of your property needs.  In fact, I really enjoy being able to help.

No gossip this time, except the resort is still rearranging it's management and hopefully the WPI Board will decide the best government in the most open one.  Wouldn't it be nice to have open meetings at times where owners could attend and provide the input that is always needed?  Maybe some day?

Don't want to go one too long.  As always if I have forgotten to unsubscribe a few, it is because I am switching back and forth between two AOL versions to see which I like best.  Please let me know if you are no longer interested in Wintergreen or just want to unsubscribe from future Newsletters.

The Resort has some better late summer and fall pricing so check the their web page before arranging for golf, etc.
