Stan's Market Report \ August 2, 2009

Dear friends,

It is so hard for me to believe that we are now in August and the summer has all but slipped away.  Wintergreen's summer membership program has been successful with 35 new members since 6-15-09, and the fund raising to erase the Bank of America debt has also gone well with the Stoney Creek amenities now released from the collateral. 

Real Estate sales continue to be sluggish with 30 home and condo sales on the mountain this year and 2 home sites, and 8 home sales in the valley with 2 home site sales.   These amounts are those reflected in the MLS through 8-01-09 and do not include sales that are pending.  We have had more interest in recent weeks with more phone calls and appointments, and folks considering that now may be a good time to become involved.  It is too soon for us to think we are out of the woods so to speak, as the total sales do not represent the total sales for our top agent in 04 and 05.  Wintergreen Real Estate Company continues to lead in terms of total sales and listings sold, and the difference is even greater when dollar volume is considered.  We thank you for your confidence in these difficult times, and we are all eager to help in any way that we can. 

For seller's, it is still a time to keep expectations in line with the market.  For buyer's, it is a good time to take that first look or to reconsider all that Wintergreen has to offer.  I like the new management and saw Hank Thiess behind the golf counter at Stoney Creek coaching the staff.  This sort of hands on management is critical as all businesses are learning to do more with less, and it builds relationships and confidence which can only lead to better customer service.

That's all for me.  Please give me a call if I help in any way.  It may even be fun, but always low pressure.  For my friends who remember me taking Matthew on appointments when he was first born;  he is now 8, hates chores, and listens to music that sounds foreign to me.  Life goes on.  Enjoy everyday.
