Stan's Market Report \ September 9, 2009
Dear friends,
I hope that you bear with me with this Newsletter. I have found oddly enough that I can't sleep at night or much during the day. All and all a not very healthy lifestyle. Let's get first to the market report and a comparison to 08.
Mountain Homes: 21 sold in 09 with 3 pending compared to 38 sold in 08. Mountain Condos 20 sold in 09 with none pending and 27 sold in 08. Mountain lots 3 sold in 09 with none pending and 10 sold in 08. Stoney Creek homes 8 sold in 09 with none pending and 8 sold in 08. Stoney Creek lots 2 sold in 09 with 1 pending and 4 sold in 08.
So the bottom line is we are still below 08 sold figures, and we need to improve in all areas.
We are still seeing short sales and foreclosures which were never seen at Wintergreen prior to the financial crisis, and these account for a significant amount of the sales in 09.
I wish I had the Stan solution to all these issues, but it will take some adjustment downward of prices, some loosing of credit, and a belief in America going forward. What I have learned form my own family experience is that sometimes you can't wait, kids grow, they go off to college, and then one loses the experience that Wintergreen can provide.
If I had all the solutions I would be able to sleep at night, I only know what I know from my own children. I may start a nightshift at Wintergreen Real Estate. If I can't sleep, why not work.
Matthew snuggled with me in bed before he went to sleep. There is nothing better or more complete than the love of a son or daughter.
I wish I had some grand statement about our state of affairs. If I did, I would say we are years away from absorbing the near financial collapse. It will always be there as the depression was for our forefathers. It is how we handle it that matters most. We need to move forward as best we can. If scares build character, then we all have a bunch. God Bless.
