Friends,

Finally, after all these months of slower sales and less than positive news, we had a great 6 weeks starting in July.  Certainly not by 2005 standards, but Realtors are busy with appointments both mid-week and on the weekend and clients are finding the property then like at good prices.  For those who say I am too negative, well I am getting excited (that is excited for me).  My hope is that if the federal reserve cooperates just a little, we could be reaching a point of stabilization and then a more favorable environment.  Not late 2004 and 2005, but a much more active market that we have had over the last 6 to 12 months.

Second part of good news (a joke), this morning I got a offer for a date on email which I didn't open and my AARP News at the same time.  This is it for real;  We just completed work on my new website. Very understated, like me, very easy to use and to scroll through all properties at Wintergreen and Stoney Creek or at least all that are listed in CAAR, our MLS service.  They will be listed low price to high and the site will be very user friendly.  Please enjoy the new site, and I will try to fix something if a lot of you find parts offensive.  I tried to be careful.

Our office on the mountain should be ready by Thanksgiving if all goes well.  I can't wait.  I really do miss seeing all of you, and it should be outstanding.  There is a chill in the air on the mountain signifying that ski season is not far behind, and the Tuckahoe nine will soon reopen.

Here are some best buys:  89 Laurel Ridge just reduced $60,000 to $439,000,  Mountain Area's 78 Split Rock Trail at $595,000 (new home below reproduction costs), and a number of nice condos and home sites.  And I love a number of homes in Stoney Creek-the Stone Orchard homes, including the town homes, have been reduced $40,000 and remain an outstanding value in the mid-$300,00 at over 2500 square feet and a two car garage.

Life has been good, though I am tired most of the time, but I have to be available to do what I do and do it well.  There is no choice.  No golf in a while, trying to keep up with my son and hurt my shoulder.  Don't you hate it when you son starts to beat you.  Let me rephrase, when he hits a drive and you hit your best and you still have a full wedge to catch him.  It's a "guy" thing and now I have an almost separated shoulder to show for it.  Whoops, gone too long-God Bless and see you soon.
